Selling Price
Selling by auction is the best way to ensure that properties are bought and sold
at prices which are fair and reflect their market value.
Timescale
Sale by auction provides a legally binding fixed timescale for exchange of contracts
and payment. Contracts for the Vendor to sell and the Purchaser to buy are created at the
fall of the Auctioneers gavel providing certainty to both parties in contrast to private
treaty where parties may withdraw from a sale at any time prior to exchange.
Convenience
Viewings are carried out on a block basis minimising disruption to Vendors. Viewings
are attended by a representative of Codys removing the need for Vendors to be present.
Reserve and Guidance Figures
Codys will provide guidance as to a prudent guidance figure to be included in the
catalogue as well as agreeing a reserve figure with the Vendor below which the Auctioneer
is not authorised to sell, In this way the Vendor guarantees the minimum sales figure for
any particular lot
